  1. What kind of pets do you allow? Do you permit exotic pets?
    We allow cats and small dogs under 45 pounds (no aggressive breeds), domestic birds and fish. Other exotic animals may be regulated by the municipality; please call our office to ask about specific exotic pets. Special Needs pets are excluded from the Pet Policy.
  2. How many pets may I have?
    We allow two pets per apartment home.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    We charge a $250.00 Non-Refundable pet fee per pet and a monthly fee of $25.00 per pet.
  4. What must I bring with me to tour an apartment?
    We require one form of government issued photo ID to tour an apartment.
  5. What are your fees and monthly charges?
    Application Fee: $50.00 for first applicant / $25.00 per additional applicant over 18-years old. Corporate Application Fee: $100.00. All application fees are Non-Refundable. Holding Fee: $75.00 (Refundable) to hold apartment during application process. Month-to-Month Fee: $60.00 Lease Termination Fee: Two months current rent, as per lease. Internal Transfer Fee: $450.00 if during lease term. NSF Fee: $50.00 Late Fee: $50.00.
  6. What are the income and credit qualifications?
    The Income Qualifications are $633.00 per week for a 1-bedroom apartment and $817.00 per week for a 2-bedroom apartment. A credit history depicting any of the following may be grounds for denial: a) Unpaid liens or judgments b) Bankruptcy, unless applicant can provide verification that positive credit has been re-established and maintained after three years of discharge. c) We use a statistically validated scoring model, which measures each applicants risk in terms of paying their monthly rent. The model takes into consideration many aspects of an applicant’s credit history and income to determine the amount of risk for that particular applicant.
  7. What is acceptable “proof of income” to sign a lease?
    Last 30 days of pay stubs or notarized letter of employment from current employer stating earnings. This is required for every applicant over 18 who will be living in the apartment.
  8. What happens if I qualify for an apartment, but my roommate does not?
    If one of the applicants does not qualify, the application can still be approved if the other applicant completely qualifies on his own. The applicant who does not qualify could be listed as an Occupant Only on the lease as long as they pass the criminal background investigation. (We do not permit anyone who does not pass this investigation to live in the Community.)
  9. Is my security deposit totally refundable?
    Security Deposits are totally refundable, however, before a refund is mailed back to you; outstanding charges including those from your account ledger or damages and cleaning charges for the apartment will be deducted. You will receive a complete accounting of the disposition of your Security Deposit, in writing, within 30 days of the last day of your lease.
  10. If I get a job transfer, can I break the lease?
    If for any reason you find you must break your lease, during the term of the lease, we require that you give us a 30-day notice (full calendar month) to vacate and pay a Lease Termination fee equal to two-month’s current rent.
  11. Can I change to a month-to-month lease plan after my first year?
    After your first 12-month lease you can remain in your apartment on a month-to-month lease. You will be charged a $60.00 month-to-month fee in addition to your rent and any increase in rent which may have occurred during your lease term.
  12. What utilities are included in my lease?
    Cold Water, Sewer and Trash Removal are all included in your rent.
  13. How long is the term of the lease?
    We offer 12-month lease terms.
  14. Do you accept leases for short terms?
    We do not offer short term leases at this time.
  15. Am I required to have renters insurance?
    Our Leases do not require that you carry renter’s insurance, however, we strongly recommend that you do so and you are advised that our insurance does not cover any of your personal loss and/or liability.
  16. Do you offer furnished apartments?
    Other than kitchen appliances, we do not offer furnished apartments at this time.
  17. Do you offer corporate apartments?
    We do not offer corporate apartments at this time.
  18. If something needs to be repaired in my apartment, how do I report it?
    Regular maintenance should be called into the office during normal business hours. If you have a maintenance emergency after hours, please call the emergency number 732 324-6519.
  19. When is my rent payment due?
    Rent is due on or before the first day of each month regardless of the day of the week the first falls.
  20. What day of the month am I liable for a late charge?
    Rent that remains unpaid as of the close of business on the 5th day of each month, regardless of the day of the week the 5th falls, will accrue a $50.00 late charge.
  21. Will you accept electronic payments from my bank?
    We do not accept direct electronic payments from your bank, however, we do offer our Residents the ability to pay their rent on-line by using www.RentPayment.com.
  22. Is there a place where I can pay my rent after office hours?
    We do have a secure rent drop box outside the on-site Management Office which can be used for rent payments when the office is closed.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Certainly you may have visitors while living in your apartment home, however, anyone who stays for longer than 7 days in a 30-day period or has mail delivered to your address is considered a Resident and not a visitor. You are not permitted to allow another person to stay in your apartment without written permission from the Landlord. Local municipalities mandate the number of person who can live in any apartment based on the number of bedrooms.
  24. Do you have reserved parking?
    We do not have reserved parking.
  25. I have a motorcycle, where can I park it?
    Motorcycles (or any other motorized vehicle) must be parked within a lined space in the parking lot.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Anyone, including your children, who will be staying in your apartment for more than 7-consecutive days must be listed on the lease as occupants. The Landlord will never grant permission for occupants if it will constitute an over-crowding issue as mandated by local government.
  27. Can I install my satellite dish at my apartment?
    You may have a reputable satellite dish carrier install service at your apartment. We do have specific requirements that must be fulfilled prior to that installation. Please speak to the Property Manager to discuss these requirements prior to having an installer come to your apartment home.
  28. Do you have cable services?
    Our Community is serviced by Verizon Fios and Cablevision.
  29. Does the property have a fitness center?
    No, we do not have a fitness center.
  30. Does the property have a swimming pool?
    No, we do not have a swimming pool.
  31. Does the property offer on-site recycling?
    Yes, we have single-stream recycling containers at each dumpster area throughout the Community.
  32. Are gas grills permitted at your property?
    Gas and charcoal grills are not permitted in the Community by order of the Township Fire Chief. You are permitted, however, to use electric grills on your balconies.
  33. Is there any additional storage space available at your property?
    We do not have additional storage space available in the Community.
  34. Are Residents permitted to paint their apartment?
    All apartments are freshly painted prior to a new Resident’s move-in. However, if you want to paint your apartment a different color, you must have the Landlord’s written permission to do so in advance. Permission is usually granted as long as the same type paint is used (flat / semi-gloss) and with the understanding that the Resident must put the paint back to the original color prior to vacating the apartment.
  35. Will you accept my delivery packages for me?
    We do not currently accept delivery packages for our Residents.
  36. Do you have a list of Preferred Employers?
    At this time, we do not have a list of Preferred Employers.
  37. Where do I register to Vote?
